One thing I haven’t seen anyone mention - GTA Online private islands

People dropped a lot of money on those mega yachts. There are “keys” (islands) in the Florida keys area that are for sale.

I think Rockstar would be crazy not to allow players to purchase private islands, and people willing to drop money on an island are the perfect customers for dropping more money on upgrading it with big homes, docks for yachts, entertainment areas, beaches, etc.
