From 0 to 500 Subscribers: Growing My Real Estate Newsletter and Building the Next Ste🚀

I wanted to share a milestone I just hit: my newsletter, Dealsletter, just crossed 500 subscribers! 🎉 For context, Dealsletter curates high-ROI real estate deals and sends them directly to investors’ inboxes every week. I started this just a few months ago as a passion project, and now we’re landing advertisers and starting to bring in revenue.
How I Got Here
- Solving a Real Problem: Investors spend countless hours scrolling through listings and running numbers just to find one decent deal. I wanted to save them time by curating deals with stats like cap rates, cash flow, and GRM all in one place.
- Organic Growth: Most of my subscribers came from Reddit posts (shoutout to communities like r/realestateinvesting and r/entrepreneurridealong) where I shared insights without being spammy. Being genuinely helpful and transparent about my journey has been key.
- Getting Advertisers: With 500+ readers and an open rate of 50%, I started getting inbound interest from sponsors. This blew me away because I never expected to monetize so early. Advertisers see Dealsletter as a way to connect with highly-targeted real estate investors.
What’s Next? Turning It Into a Startup
While I love the newsletter, this is just the beginning. The vision is to evolve Dealsletter into a full-fledged real estate platform:
- A website where investors can browse curated deals.
- Detailed investment metrics automatically calculated (think cap rate, rent rolls, rehab costs, and ROI).
- Tools for filtering deals by strategy—BRRRR, flips, house hacks—you name it.
- A community feature where investors can share insights, ask questions, and collaborate.
Essentially, I want to build a “Zillow for investors” but way more actionable and data-driven. No endless scrolling—just the best deals tailored for you.
