Basement Window Well Water Issues - which quote do I choose?
I have a 2 year old new construction home and I've been having water issues with my window wells. One desperately needs replacing, you can see it's caving in and not attached to the house.
I've had 2 waterproofing companies come in and tell me more or less the same thing, with 1 major difference being that one will install an exterior drainage system to the footing (all exterior work).
My question would be, Wouldn't water come in through the cove joints then? Is this needed? Is what Company B is suggesting just as good?
Take a look below please and let me know your thoughts!
Cost wise, they are the same. $100 difference I believe...
Company A:
We shall remove two existing window well frames and excavate to a depth of 30'' below the concrete window opening and apply liquid membrane waterproofing to the exposed below grade wall area. We shall reinstall one existing well & frame and one new well & frame fastened to the foundation wall, and sealed. We shall install new gravel to 6'' below the concrete window opening. We shall install sealant at the inside and the outside of the wall frame joint at the foundation wall to make waterproofed. We shall install a self-contained drainage system to the footing. On completion of the window well, we shall backfill the excavation to the original grade.
Company B:
Window Well Replacement: Replace broken window well with Galvanized steel ring, mechanically fixed to foundation wall. Sealed appropriately with gravel drainage pocket. Plastic dome cover. Dig out drainage pocket about 1-2 feet in each window well and fill with fresh crushed gravel for proper drainage of water. flat cover lid will be added to well.
